Whether you are looking to build a new home or simply to do some remodelling on your existing residence, the odds are pretty good that you will need to find the services of a builder. At first glance, this may look like an easy proposition; after all, there are dozens of building firms out there, touting their services, and each one is equal to the next, right? Wrong! The fact is, there are vast differences between different builders and building companies, and choosing the wrong builder can be disastrous for you. Differences in both ethics and in experience may mean that your dream home experience turns into a nightmare both while it is being built and down the road, a nightmare that could end up costing you an awful lot of money. In order to avoid this, it is very important that you are careful when selecting the builder you will hire to do your work for you. In this article we will take a look at some of the most important factors in the selection process. Honesty! The number one thing to watch out for with builders and contractors is dishonesty. There are way more shady builders out there than there should be, and the dishonesty comes in many forms. Some will underestimate costs to get the job, and then send the costs through the roof. Some will take a deposit and leave, counting on the costs of a lawsuit to protect them. Some simply don’t know what they are doing! Here are some ways in which you can check up on your builder’s reliability prior to any deals are made: Check for third party approval. Federations and associations of builders will not let their names be attached to a dishonest builder, so third party approval is a great way to establish honesty. Check references! Honest builders will be doing and will have done a lot of work, so make sure you ask for a few references and check them out. Did costs stay reasonable compared to the estimate? Was the job completed to expectations? Then you probably have a safe bet. Experience We put experience lower on the list of most important things to look for when hiring a builder, just because we believe in start up businesses. Not everyone will have years of experience in building on their own, but if you want to save some money you can hire less experienced contractors, just as long as they are honest! Experience is pretty easy to establish, and again, it is all about references. Ask the builder which types of projects they have worked on, and see if you can contact former employers. Remember, choosing the wrong builder can lead to an innumerable amount of headaches. Do your homework and make sure that the builder you hire is capable of making your dream home come true!
